We work closely with lenders to ensure transparent budget forecasting + a billing system that won’t take a client’s time or energy away from running their daily business.

    Using this method a client can have as much or as little involvement in the process as desired. The turnkey approach is a great option for busy clients that want to spend more time on their business + less time worrying about the construction process. J.B. Donaldson Company is the single point of accountability throughout all phases of a project, which greatly reduces an owner’s financial risk.

    General Contracting

    This option allows a client to design a bid spec project with an architect + engineer of their choosing. Once a design is complete, J.B. Donaldson Company will build the budget, set a schedule + aid both the architect + engineer with entitlements before entering into a fixed sum Guaranteed Maximum Construction (GMP) contract. Upon full execution of a GMP contract, J.B. Donaldson Company will select the vendors + subcontractors, as well as manage the construction process, adhering to stipulated budget + scheduling milestones.

    The Construction Management approach gives a client the ultimate flexibility to be as involved in a project as they wish to be. Usually clients hire an architect + engineer to design the building + site. Then, they will hire J.B. Donaldson Company to value engineer, budget construction costs + manage the construction project.

    The costs are open for the client to review, as is the subcontractor selection process. The challenge for a client within this approach is that the construction costs are not “fixed,” thereby exposing a client to any unforeseen or additional increases to the cost of construction.

    Pre-Construction Services

    Many times, prior to being awarded a construction project, a client will hire us for pre-construction services.  These services include site feasibility studies, cost estimating, value engineering, scheduling, subcontractor qualification + entitlement assistance.
